EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments. Early EMIs are mostly interest. The principal part grows each month.

Does a better CIBIL score reduce my EMI?
Yes. A higher score usually gets a lower interest rate, which lowers the EMI and can save lakhs in interest over a long home loan.
Is a longer tenure better?
A longer tenure lowers the EMI but increases the total interest you pay. Choose the shortest tenure whose EMI fits your budget comfortably.
